Non-renewal is not a cancellation

These get mixed up, and the paperwork is different.

  • Non-renewal: coverage stays in force until the term ends. The company is saying it will not write the next term.

  • Cancellation: the company is ending the policy before the expiration date. Nonpayment of premium has a shorter notice rule in Colorado (at least 10 days under the same statute).

  • You can also choose not to renew and move the coverage yourself.

Read the letter. If it says non-renewal, you usually still have coverage through the expiration date shown. If it says cancellation, the end date can be sooner. Either way, start the replacement conversation when the letter arrives, not the week it expires.

What to do with the letter this week

  1. Keep the envelope and every page. Photograph the notice, the stated reason, and the effective date.
  2. Confirm occupancy. An owner-occupied homeowners form is the wrong starting point if the house is vacant, listed, under renovation, or rented out.
  3. Do not assume the reason on the letter is the only fact a new company will use. Roof age, wildfire exposure, claims on the property, and updates all get re-underwritten.
  4. Call us with the letter before you file a new claim or start a repair just to make it insurable. Some work helps. Some work does not change eligibility. We would rather read the reason first.

Other companies can see claims and, in many cases, that a policy ended. Hiding the letter does not help. Bring it.

What does a lender need to see?

A current policy that names the mortgagee, with coverage that meets the loan. A non-renewal notice is not proof of future coverage. Replacement needs to be bound, or at least clearly in process, before the expiration date on the letter.
