Is my East Valley home, pool, and jewelry actually covered the way I think?

Quick answer: Often not completely. Higher-value homes in Chandler, Gilbert, Mesa, and Scottsdale tend to have three gaps: a dwelling limit that doesn't match rebuild cost, liability that's too thin for a home with a pool, and jewelry, art, or watches that aren't scheduled. I review all three together. Any coverage you end up with depends on carrier underwriting and availability.

My specialty is high-value homes and high-net-worth individuals and families. I work with homeowners in Chandler and across the East Valley, including Gilbert, Mesa, Scottsdale, and the greater Phoenix area.

Why I work in the East Valley

I'm based in Colorado, licensed in Arizona and Texas, and I already work with clients in the Phoenix area. I also have family in Chandler. I hold a nonresident Arizona producer license for property and casualty insurance.

Three things I look at on every East Valley home

1. The house itself, including the roof

Clay tile roofs are common here. I ask about the roof's age, condition, and any repairs, because tile roofs matter to how carriers look at a home and to what it would cost to repair or replace. I also check that your dwelling limit reflects true rebuild cost, not purchase price.

2. The pool, and why an umbrella matters

A pool is one of the most common reasons I bring up a personal umbrella policy. Your home and auto policies each carry liability limits. An umbrella sits on top of both and adds another layer if a serious claim goes beyond them. I'll show you how your current limits line up and where an umbrella would fit.

3. The things a standard policy limits

Homeowners policies usually cap coverage for categories like jewelry, watches, fine art, and collections. Scheduling those items, meaning you list them with appraised values, can broaden coverage. I'll go through what you own and which items are worth scheduling.

Carriers I typically start with

For higher-value homes, I usually start with Chubb and Liberty Mutual. Liberty Mutual can work for homes up to roughly $2 million in value. Other markets are also available through our agency network. Which carrier fits depends on the home, its location, its claims history, and underwriting. I'll tell you plainly if a home isn't a good fit.

Flood coverage

Standard homeowners policies generally don't cover flood. I write flood insurance in Arizona as well. Where it makes sense, it can be more affordable than people expect, and I'll quote it alongside your home coverage if you'd like.

Retirement communities and downsizing

Many East Valley homeowners live in or are moving to retirement communities. If that's you, I'll ask how your HOA's master policy splits responsibility with your own policy, whether you're bringing valuables from a larger home that should be scheduled, and whether your umbrella and auto liability still match your situation.

How the review works

  1. Fill out the short Arizona form below.

  2. I reach out personally at the time you choose.

  3. We go through your current home, auto, and umbrella declarations and any list of valuables.

  4. I explain what each carrier would need, such as a valuation, an inspection, or appraisals for scheduled items.

  5. You get a clear comparison, and you decide whether to make a change.

One quick example of why valuation matters: a client of mine in Colorado (not an Arizona client) moved to Chubb, and the carrier's valuation put rebuild cost well above what the home had been insured for.

The honest part

  • No guaranteed prices, and no promise that a policy will be issued. All coverage is subject to underwriting, eligibility, and carrier availability.

  • Nothing is bound until you approve it and the carrier confirms it.

  • I write property and casualty insurance only: home, auto, umbrella, flood, and scheduled valuables. I don't offer life, health, or disability coverage.

Start your East Valley review

Have your declarations pages and a rough list of valuables handy if you can. Even without them, the form is short. You'll talk to a licensed agent, not a call center. Prefer to call? Reach me at 719-309-6439.

Submitting this form doesn’t bind coverage. Quotes are subject to underwriting and availability.
